Design + Build

If you’re thinking of a major renovation, changing the look and feel of your home with an additional storey, extension or complete knock-down rebuild.
We specialise in Randwick, Bayside and Waverley Council areas, offering a unique and complete service from initial concept plans, taking your project right through the approval process, then our systemised, quality controlled construction process.
Renovation
(Development Exempt)
You’re thinking of renovating your home without increasing the overall size of your home. Perhaps this means creating a more open plan living area, or reconfiguring the internal layout of your home to make it more spacious or functional.
If this is you, we will likely be able to give you concept plans and a construction estimate to reimagine your home, without needing Council Approval.
Build Off Plan
You’ve already got plans approved and ready to go, so you’re looking for the right builder to bring your home to life.
You’re searching for a builder who can provide you with a detailed scope of works and a competitive estimate for the cost of construction.

Design + Build (DA or CDC - Council Approval Required)

Introductory Site Meeting
We meet with you on site to discuss your dream home and what you wish to achieve.
We will chat about design and style ideas, your budget and timeframe, to determine the in-house services required.
Prior to this meeting, we recommend completing a 10.7 Planning Certificate via the Services NSW website.

Draft Architectural Plans
If you are changing the size of your home by means of extension or adding a second storey, you will likely need a Complying Development Certificate (CDC) or Development Application (DA).
We will collaborate with one of our preferred draftspeople or architects, who is best suited to design your project and facilitate the Council Submission through the NSW Planning Portal.

Feasibility
Based off the plans created for you, we will provide you with a detailed Scope of Works and Construction Schedule.
This is a breakdown of everything that needs to be done to bring your dream home to life - from demolition to framing, rough-in and fit-off.
We will also provide you with a Ballpark Estimate so you can evaluate your budget.

Council Submission
If required, we revise your plans to optimise your budget and cater for any Council restrictions.
When you’re happy with the final plans, the draftsman will submit your plans for Council approval.

Estimation
Using your Council approved plans and the Scope of Works, we prepare your tender.
We collect several quotes from each supplier and trade, creating a formal Fee Proposal that will provide you with the best value.

Contracts + Insurances
If you choose to proceed to construction, we generate your Master Builder’s contract and guide you in acquiring the relevant insurances.

Site Establishment + Construction
We get your project ready for construction, putting up temporary fencing, signage and WHS measures to ensure it’s ready for Day One of works.
Construction commences and we make what’s on paper, a reality. We conduct weekly site meetings with you to help guide you through the build and see if we can value-add along the way.

Handover + Marketing
We do a final clean and walkthrough to ensure any outstanding issues have been tended to and your home is ready for you to move in.
Many of our clients wish to take professional photos of their new home, which we are happy to arrange once the final touches are complete.

Our team will consult with you to determine how you want your new space to look and feel.
We will also talk about the style of your home - is it coastal, modern, Hamptons, traditional, minimalist or architectural?
Everything from the layout of your home and within individual rooms, to key features such as skylights, windows, doors, as well as kitchen, bathroom and laundry fixtures.
